Joseph Arnold Lofts is a modern and eco-friendly high-rise located in Seattle's Belltown neighborhood. With 132 apartments, the building is designed with sustainability in mind, and was awarded the prestigious "3 Globe" rating by the Green Building Initiative - the first building in the Pacific Northwest to achieve this recognition. The Joseph Arnold Lofts project also was awarded "Multi-Family Development of the Year" by NAIOP in 2013. The building also offers a range of amenities to its residents, including a fitness room, urban living room, board room, view deck, in-house pet walk, and extensive bike storage and maintenance facilities. Despite being situated on a constrained site and surrounded by existing condominium towers, the Joseph Arnold Lofts project maximizes its value while respecting its neighbors and creating its own unique identity within the urban landscape.

At JCK Acoustics, our team provided comprehensive services to support the development of the project from the early schematic design stages through to construction administration. Our scope included conducting an environmental noise analysis for the site to assess the potential impact of traffic noise on the residential spaces. As per Seattle Municipal Code, all mechanical equipment was evaluated to ensure that noise levels were within the established limits.

Acoustic design solutions were provided to achieve sufficient sound isolation between unit separating walls and floors. This involved providing evaluating various assembly construction types to help save space and maximize sound isolation performance. Flooring underlayments were field tested, evaluated and ultimately recommended to best minimize footfall noise. Other assemblies reviewed included corridor walls and shaft walls. Construction walk throughs were also conducted to observe the installation of electrical boxes, plumbing isolation, and caulking at joints. Our efforts were aimed at ensuring that our recommendations were implemented effectively.
